In January-June 2025, foreigners bought in Spain 71 155 houses, which is 2% more than a year earlier; the share of transactions with their participation accounted for 19.3% of all housing sales, reported in the Council of Notaries of Spain. Leading the British with 5,731 transactions, followed by Morocco with 5,654 and Germany-4,756, specify the notaries.
Among the nationalities that showed historical highs – Ukraine: in the first half of the year registered 2,165 purchases of housing by Ukrainian citizens, which was a record series of observations. Also the records were renewed by citizens of the USA, Portugal, Italy, Morocco, Colombia and the Netherlands.
According to notarial statistics, the main concentration of transactions with foreigners is recorded in the coastal provinces and on the islands – Alicante, Balearic, Malaga, Santa Cruz de Tenerife. The market continues to diverge in prices: American buyers paid an average of 3,465 euros / sq. m. – the maximum among foreigners; Ukrainians – about 1,832 euros / sq. m., Moroccans-747 euros / sq. m..
Purchases of Russians, according to notaries and regional press, decreased by 17.4% and remain below pre-crisis levels; they did not appear in the top nationalities in terms of the number of transactions.
