The median price of flats in Ukraine rose by 3 per cent between January and June 2026, reaching $61,000, with Uzhhorod almost catching up with the capital in terms of housing prices, according to a study by OLX.
According to the platform’s analytical centre, the apartment market in Ukraine showed moderate growth in the first half of 2026. The number of listings increased by 4 per cent, whilst the average number of enquiries per listing rose by 3 per cent; the median price of flats in US dollars rose by 3 per cent and stood at $61,090 as of June.
The most significant rise in the price of one-bedroom flats on the secondary market was recorded in Vinnytsia (+11%), Khmelnytskyi (+9%), as well as Chernivtsi and Zaporizhzhia (both +7%). Price falls were observed in Kherson (-13%), Rivne (-4%) and Kyiv (-3%).
Kyiv has so far managed to retain first place in terms of property prices (a median price of $75,040 for a one-room flat), with Uzhhorod in second place ($74,749) and Lviv in third ($73,805). The lowest prices were in Kherson ($13,235), Zaporizhzhia ($15,935) and Mykolaiv ($20,217).
In Ukraine’s largest cities, the trend in the cost of one-bedroom flats varied depending on the district. The most consistent price growth was observed in Odesa, where flats rose in price by 2–4 per cent across all districts. The most expensive properties were in the Primorskyi district ($65,449), whilst the most affordable were in the Peresypskyi district ($32,388).
In Kharkiv, the highest growth was recorded in the Industrial district (+15%, to $23,678), Slobodskyi (+13%, to $24,363) and Osnovyanskyi (+11%, to $34,403) districts.
In Lviv, most districts also saw a rise in property prices, with the most significant increases occurring in the Zheleznodorozhny (+12%, to $72,874) and Frankivsk (+9%, to $75,320) districts.
At the same time, in Kyiv, prices remained largely stable or fell, with the sharpest decline in the Dniprovskyi district (-10%). Pecherskyy remains the most expensive ($163,134), whilst Desnianskyy is the most affordable ($44,859)
The trend in Dnipro was the most varied: depending on the district, price changes ranged from +17 per cent in the Soborny district ($43,926) to -22 per cent in the Shevchenkivskyi district ($31,998).
